A ceiling is drywall working against gravity, and in Phoenix it does so under unusual stress. Most Valley ceilings are half-inch or five-eighths board screwed to roof trusses spaced two feet apart, with an attic above that runs well past 120 degrees on a July afternoon. That attic holds the roof, the insulation, often the air handler and its condensate drain, and on two-story homes the plumbing for the floor above. Every one of those is a water source. Roof tiles crack and underlayment fails in a monsoon downpour; a clogged condensate line backs the drain pan over and drips through the ceiling below the closet; a supply line fitting weeps on the second floor. Water does what it does to gypsum: softens it, loosens the paper, adds weight, and lets the board sag between fasteners. Heat and dryness add their own damage. Trusses lift in dry attics and open cracks at the ceiling line, and old nails work loose and push through paint in neat rows.

Ceiling damage announces itself late. A tan ring on the ceiling is water that has already passed through the board and dried, which means the leak is not new. A bow between two trusses is board that has lost its stiffness or fasteners that have let go, sometimes with wet insulation sitting on top of it. A crack that runs the length of a room is a seam that has failed, and popcorn texture that is falling in flakes is texture that has lost its bond, often to moisture. Each of these has a window in which it is a repair and not a replacement, and the window closes on its own schedule. Sagging board in particular is a deadline, not a suggestion. A wet ceiling section can come down in one piece, and it prefers to do it at night.
